What is a utility network statement and when do I need one?
This is a document by which the owner or manager of technical infrastructure confirms whether their network runs across your plot (or in its vicinity) and sets out protection conditions and possible connection requirements. The building authority requires it for construction permits, designers need it for project planning, and without utility network marking you are not allowed to dig into the ground.
How many property managers need to be contacted?
For a typical single-family home construction, there are typically 20-25 entities involved, energy supply, gas, water, sewage, telecommunications, the municipality and others depending on the location. For plots near railways, motorways or major infrastructure, there may even be more.
How long does the process take?
By law, administrators have 30 days to issue the utility network statement. Most respond sooner, but some use the full period, and some need chasing. Therefore, we usually deliver the complete package within 4-6 weeks of the order.
How long is a utility network statement valid for?
Each network operator determines the validity period themselves, which is stated directly on the utility network statement: usually 1 year, though longer with some operators. For submission to the authority, the utility network statement must be valid at the time of application.
Is checking the digital technical map not enough?
The Digital Technical Map (DTM) shows the location of utility networks and is excellent for initial orientation. However, it does not replace the utility network statement from the operator, this document contains protection conditions, connection requirements and is the certificate required by the authorities.
